Visiting Open Homes
Open houses are a great opportunity to gather information about homes and the local housing market. They give you a chance to get a feel for the property and meet with the seller's agent. As your agent, I will be there to hold your hand and make sure we ask the right questions. Here are some important questions to ask:
Are you the listing agent for this home? Agents sometimes send assistants or colleagues to host the open house. Make sure the person showing the home is familiar with all the details.
How long has the home been on the market? Well-priced homes usually sell quickly. If a home has been on the market for a while, there may be underlying issues, such as defects, an unreasonable price, or difficult sellers.
Have the sellers received any offers? Find out if any offers have been rejected, especially if they were too low or had conditions attached.
Are any furnishings or fixtures included? Ask about items like patio furniture or a chandelier if you’re considering buying the home.
Are there any additional costs? Inquire about any homeowner association fees, tax assessments, or special costs associated with the property.
Using a Property Checklist
It’s easy to get overwhelmed while viewing multiple homes. Here is a quick checklist to help you stay organized and focused on the important details. When touring homes, keep these factors in mind:
