What is an offer?

An offer is typically a written contract from a buyer, prepared by their sales associate. As your agent, I will present all offers to you, no matter the price.

How quickly must I act?

Offers often come with strict deadlines, so timely response is crucial. I will keep you informed throughout the entire negotiation process.

Who knows about the terms of an offer for my property?

Only you and I will know the terms before you accept. You’ll also be updated on any other buyer interest, and if multiple offers are received, all will be presented for your review.

 

Evaluating An Offer

When you receive an offer, there are many factors to consider. I’ll guide you through every step to ensure a smooth and successful transaction by:

  • Be at your side when the offer is presented

  • Gathering details about the buyer’s background, intentions, and qualifications

  • Confirming the buyer understands their financing options

  • Reviewing the contract with you to ensure full understanding

  • Guide you through key stages of the process - contingencies, inspections, disclosures, escrow, buyer financing, and any unusual terms and costs

  • Negotiate the sales price and terms that are most advantageous to you

  • Provide you with information about recent market activity.

  • Informing you about applicable local, state, and federal requirements (e.g., Transfer Disclosure, Smoke Detector Compliance, FIRPTA, Lead Paint Disclosure)

You may also consult your attorney or tax advisor. While I’ll offer guidance and professional opinion, the final decision—whether to accept, reject, or counter—will always be yours.
